Age alone does not decide whether a roof should be painted. Inspect tile integrity, surface erosion, cracks, prior coatings, lichen growth, ridge condition and water-shedding components.
Preparation for tile roofs
Cleaning must remove contaminants and loose material without ignoring fragile tiles or drainage. Broken tiles and relevant ridge or bedding defects should be resolved before the coating sequence.
Sealer and membrane selection
The system should be compatible with the substrate and existing sound coating. Porosity and surface condition influence whether a sealer is needed. Product data and application requirements govern coat number, spread rate and drying.
When painting may not be appropriate
Severely deteriorated tiles, widespread delamination, ongoing leaks or an unsuitable previous coating may change the recommended scope. A coating should not be used to hide unresolved defects.
